Whatever door you have, it closes down onto XSEAL. Manual or automatic, the raised threshold seals the gap underneath.
The door swings down and comes to rest on the raised threshold, closing the gap along its full width.
The panels roll down the track and land on the seal, so rain and draughts can't creep underneath.
The curtain unrolls straight down onto the threshold, sealing uneven floors a bottom rubber alone can't.
The doors swing shut against the threshold, which forms a water barrier right across the opening.

Clean The Fitting Area
clear the floor of oil and residue and go over it with a wire brush to give the adhesive the best bond.

Measure & Mark
Measure the opening and allow roughly 4cm extra each side to cut in around the frame and mechanism. Lay the seal and mark cut points around the door frame.

Cut The Seal To Size
Cut the seal to size with a junior hacksaw. Cut out notches from the markings so the seal can press up tightly to the doorframe

Make Markings For Sealant
Close the door and press the seal up against it. Check the door still latches and locks. When you're happy with the placement of your seal, use a marker pen to outline the seal.
Tip: Create markings 1cm inside the main markings for the sealant

Apply The Adhesive
Apply the adhesive inside the markings 1cm inside the garage door seal. use the additional sealant to create a zig-zag between them.

Place & Press Seal Into Place
Press the seal down working from one end, cleaning up any sealant squeeze-out as you go. If any edge lifts, weight it down with something heavy while the adhesive cures. Allow 24 hours to cure before driving over the seal.
Tip: Run adhesive sealant around the Seal and the door frame to prevent water ingress at the edges.

Measure the full width of your garage door opening and round up to the next kit size. Allow about 4cm extra on each side so the seal can be cut in neatly around the door frame. Kits run from 7ft to 30ft.
Will it fit my garage door?
It suits most manual and automatic garage doors, including up and over, sectional, roller shutter and side hinged. Your door simply closes down onto the raised threshold.
Can I drive over it?
Yes. The heavy duty 80mm wide by 18mm high profile is designed for vehicles to drive over. Leave the adhesive 24 hours to cure before you drive over it for the first time.
Is the adhesive included?
Yes, every kit comes with hybrid adhesive and sealant. Kits up to 14ft include 1 tube and kits from 15ft include 2 tubes.
What tools will I need?
A hacksaw to cut the seal to length, a caulking gun for the adhesive and a wire brush to prepare the floor. A junior hacksaw is handy for notching the ends around the door frame.
Where exactly should I fit it?
Directly behind or under your closed garage door, so the door rests on the threshold. The floor needs to be clean, dry and free of oil before you bond it down.
Does it work on uneven floors?
Yes. Most garage floors aren't perfectly flat, so the flexible rubber is made to follow the contours of the floor.
Can I fit it in cold weather?
Apply the adhesive when it's between 5°C and 40°C. The seal itself handles −40°C to +100°C, and the adhesive is resistant from −30°C to +95°C once cured.
What does it keep out?
Rainwater, leaves, mud, rodents and cold draughts. Sealing the gap also helps stop heat escaping, so the garage stays more comfortable all year.
